What Is Commercial Flood Insurance?

Commercial flood insurance helps protect businesses of any size, covering their location and contents from flood damage. It’s typically purchased separately, as most commercial property policies don’t include flood coverage.
 
The National Flood Insurance Program (NFIP) defines a flood to be an excess of water on land that’s normally dry and either affects at least two acres of land or two or more properties.

It’s important to understand what is and isn’t included within a flood insurance policy.1

When To Consider Commercial Flood Insurance

Even if a business isn’t in an area prone to flooding, commercial flood insurance should be considered if:
 
  • A business is in an area that has cold, snowy winters and warm springs. Fast-melting snow is one of the top causes of commercial flooding.
  • Moderate spring rainfall is frequent in the business’ area. A nearby stream can overflow from the rainfall, flow into the business and cause flood damage.
  • A business’ building is next to a construction site, where runoff could cause the basement to flood.

Does Commercial Property Insurance Cover Flood Damage?

Most commercial property insurance policies don’t cover flood damage. Even though this essential extra layer of protection is optional, it’s still important and can be purchased as an additional coverage.
 
Flood insurance rates in the National Flood Insurance Program (NFIP) are established by the federal government. As a result, all companies that provide NFIP policies will use these same rates to determine your cost for coverage. Quotes given for flood insurance are based on your geographic location, the flood risks associated with the business property’s area and construction details specific to the building.
